Rental Agreement

A "common sense" approach....
We rely on your common sense to determine what actions are or are not required or appropriate. Your behaviour should be that of a responsible neighbour while residing in our apartment, and all the property entrusted to you should be handled with care and returned in its original condition.

THE APARTMENT AND YOUR RESPONSIBILITIES

Description
The apartment you are renting is at 2324 Ave des Erables Montreal, Quebec, Canada H2k 3V3. The apartment, its contents and condition are accurately described on our website (www.viceversamontreal.com). Due to normal wear and tear, some substitutions might occur with the furnishings or furniture. All efforts will be made to provide equivalent substitutes.

Occupancy
A maximum of 2 adults can use the apartment as their short term temporary residence (unless otherwise agreed). You agree to use the apartment as your own short-term residence for the dates agreed to. You will not use the apartment as a place of business or for any commercial, professional or illegal activities.
Animals are not allowed inside the apartment.

Proof of identity
You will be required to present two pieces of I.D. such as passport on arrival.

Maintenance, Safety and Deterioration
If you notice anything wrong in the apartment during your stay, please notify us immediately. We will make all efforts to fix any problem in order to avoid injury, harm, annoyance, disturbance or damage to persons and property.
It is expected that on the day of your departure, the apartment and its contents will be in the same condition as when you arrived. Any damaged, broken or missing furnishings, furniture or other contents of the apartment will be replaced at your cost.

Personal Property
We will not be held responsible for any damage, destruction or thefts of personal property while a tenant in our apartment. You are responsible for providing your own insurance for property and responsibility.
You must take all measures necessary to prevent theft, fire or damage to property.

Behaviour
Please treat your neighbours as you would like to be treated. Keep noise, music, television and conversation at reasonable volumes, especially during the quiet period from 11pm to 7am.

PAYMENTS AND REFUNDS

Reservation Deposit/ Security Deposit (Bond)
We require a deposit of 350.00$C to confirm a reservation.
This guarantees partial payment for any damages to the apartment or to its contents during your stay. In case the observed damage exceeds the amount left as a security deposit, you agree to pay in full for the excess cost.
The entire amount left as security deposit / reservation deposit will be refunded, on the date of departure, after verification that the apartment and all its contents are in the same condition as on date of arrival.

Rent
Rent is payable in advance, on a monthly basis.
For rentals of one month or less: rent for the entire rental period is payable on the date of arrival.
For rentals of more than one month: rent for the first month is payable on the date of arrival. Rent for subsequent months is payable every 30 days and must be paid for an entire month at a time. Partial payments will not be accepted.

Method of payment
Personal cheques will be accepted for long- term rentals only, and by prior arrangement only.
Visa, MasterCard, American Express and Discover credit card payments are welcome through our website and are handled by PayPal, a secure credit card payment processing company.
Your payments can also be made in cash or by bank draft, money order, bank wire transfer, email money transfer or, if drawn on a Canadian bank, certified cheques. Ask for details on how to proceed.

Refunds
Cancellations at least 1 month before your arrival date: we will refund all your money.
Cancellations less than 1 month before your arrival date: we will keep your reservation deposit of 250.00$C.
If you leave the apartment before your scheduled departure date, we will keep the current months' prepaid rent.

Agreement
By confirming a reservation and paying rent, you agree to follow all stipulations of this agreement. Should you fail to do so, we reserve the right to cancel this agreement at any time, without prior warning, and to order your eviction from the apartment.
